What Ventori does

One deal. Several possible paths. We help you find the aligned one.

Ventori is not a lender, and we do not sell a single loan product. We work as your capital advisor: we investigate the deal, develop a strategy, and bring it to the private lenders and capital providers whose programs fit the transaction and your longer-term objectives.

  • 1

    Investigate the financing need

What the project requires, when it is required, and why — established before anyone talks about a rate.

  • 2

Evaluate the deal and borrower profile

Property, market, budget, experience, liquidity, and timing, viewed together rather than as a checklist.

  • 3

    Develop a preliminary capital strategy

A direction for structure and sequencing that fits the transaction and the plan behind it.

  • 4

    Identify suitable lender relationships

Programs and capital providers matched to the deal — not a deal reshaped to fit one program.

  • 5

    Coordinate the financing process

Submission, conditions, communication, and closing support, with one point of contact throughout.

Not restricted to one lender or one product.

Because Ventori is not the lender, the recommendation is not tied to a single balance sheet. The strategy leads; placement follows.

Financing Solutions

Three ways capital meets a real-estate plan.

Each solution below is a category of private-lender programs, not a single product. Within each, we identify the relationships that fit the property, the timeline, and the exit.

DSCR

DSCR Rental Financing

For investment-property purchases and refinances, evaluated primarily on the property's income-producing potential rather than the borrower's personal income documentation.

  • Purchase or refinance of rental property
  • Single properties and small portfolios
  • Assessed on rental income relative to debt service
  • Suited to buy-and-hold strategies
Fix & Flip

Fix-and-Flip Financing

For acquisition and renovation with a defined resale or refinance strategy — structured around the project timeline, the budget, and the exit.

  • Acquisition and renovation capital
  • A defined resale or refinance exit
  • Experience and budget carry real weight
  • Renovate-then-hold transitions considered
Ground-Up

Ground-Up Construction Financing

For qualified builders and developers taking residential projects from land or acquisition through construction and completion.

  • Land or acquisition through completion
  • Residential infill and small multi-unit projects
  • Plans, budget, and builder track record reviewed
  • Completion-to-sale or completion-to-hold exits

Not sure which category fits, or working on something that does not sit neatly in one? Submit the deal as it is. Classifying it is part of the work.

Terms, leverage, and eligibility vary by lender and are subject to documentation, underwriting, valuation, and lender approval.

Why Ventori

Access is only valuable when it is aligned.

Plenty of capital is available to real-estate investors. The difficulty is finding the capital that fits the deal, the timeline, and where you are trying to go. That alignment is the work.

  • Strategy before placement

We form a view on the right capital direction before the deal goes anywhere near a lender.

  • Relationships over transactions

We would rather be your capital advisor for the next ten projects than close one and disappear.

  • Guidance throughout execution

From submission to conditions to closing, you know where things stand and what happens next.

  • Transparent communication

Tradeoffs are explained plainly — including the ones that make a deal harder to place.

  • A growing network of capital relationships

Private lenders and capital providers across product types, so the fit can lead the decision.

  • Financing aligned with the strategy

The structure that serves the hold, the flip, or the build — not the product that is easiest to place.

How capital fits a deal

One transaction, one capital stack, one exit — aligned before a lender sees it.

Every request we take on is read the same way: what the transaction needs, how it should be capitalized, and how the capital is repaid. The strategy decides the lender, and the lender is matched to the exit.

How it works

An advisor-led process, in four stages.

Each stage exists to make the next one more precise. By the time a lender sees the file, the strategy has already been decided.

  1. Stage one

    Discover

We start with the deal and the person behind it: the property, the objective, your experience, the timing, known challenges, and the exit strategy.

  2. Stage two

    Assess

We review feasibility, identify what is missing, and develop a preliminary capital direction — before any lender is involved.

About Ventori

A capital advisory firm built on relationships.

  • TrustEarned through clear communication and doing what we say we will do.
  • ExpertiseGrounded in how real-estate transactions and private capital actually work.
  • GrowthMeasured by our clients' next project, not our last closing.

Ventori Capital Group exists because private real-estate capital is abundant and, at the same time, unusually hard to navigate well.

The problem

Programs vary widely, terms shift, and the differences that matter are rarely obvious from a quote. Investors, builders, and developers end up doing the intermediary's work themselves — or accepting whatever was easiest to find.

Our role

Ventori was formed to sit on the client's side of that problem. We act as a strategic capital advisor and intermediary: understanding the deal, developing the strategy, and connecting qualified real-estate professionals with the private lenders and capital providers suited to it.

What we are not

We are not a direct lender, and we do not believe access to capital should depend on knowing the right person by chance.

Today

Our focus is capital advisory across DSCR rental, fix-and-flip, and ground-up construction financing, for investment and business-purpose transactions nationwide.

The longer view

Over time, Ventori intends to grow into a broader investment ecosystem — capital, opportunities, strategic advisory, trusted vendors, and a professional network for the people who build. The relationships come first. Everything else is built on them.

Start the conversation

Bring us the deal. We'll help clarify the path.

Share the transaction as it stands today — the property, the plan, and the timing. We review it and come back with a clear view of the potential capital path, and what it would take to get there.
