How we handle the information you share with us.

Ventori Capital Group is a private real-estate capital advisory and brokerage firm. This notice explains what we collect through our website and financing-request intake, how we use it, who we share it with, how we protect it, and the choices you have.

01Who we are and what this notice covers

Ventori Capital Group (“Ventori,” “we,” “us”) is a capital advisory and brokerage firm serving real-estate investors, builders, developers, and operators. This website is operated by Ventori LLC. We are not a direct lender. We help qualified real-estate professionals evaluate financing strategies and connect with private lenders and capital providers for investment and business-purpose transactions only. We do not arrange consumer, owner-occupied, or primary-residence financing.

This notice applies to information collected through ventorigroup.com, our financing-request intake (whether hosted on our site or by our form provider), and the phone, text, and email communications that follow a request. It does not cover the practices of capital providers or other third parties, who will have their own privacy notices.

02Information we collect

Information you provide in a financing request

  • Contact details: first and last name, email address, mobile phone number, and preferred contact method.
  • Financing and property details: the type of financing sought; whether a property has been identified; the property address or the target market; property state, type, and intended use; purchase price or current value; whether a purchase agreement has been signed and, if so, its expiration date.
  • Financial profile: requested loan amount; renovation, construction, or rental-income estimates where relevant; an estimated credit-score range; an available-liquidity range; and relevant real-estate experience. These are ranges and estimates — we do not pull credit reports through this site.
  • Timing and summary: desired closing date, a description of the deal and exit strategy, and how you heard about us.
  • Consent records: the acknowledgments you accept, the version of that wording, and the time you accepted it.

Information collected automatically

  • Technical details such as your IP address (which our native intake stores only as a one-way hashed value for abuse prevention), browser and device type, screen size, language, and time zone.
  • The page you arrived from, the page you landed on, campaign parameters in the link you used, and timestamps for when you started and submitted a request.
What we do not ask for through this website. We do not request Social Security numbers, bank-account or routing numbers, payment-card details, government identification, or financial documents through the website or intake form. Please do not send documents of this kind by ordinary email or text message. If documents are needed later, we will tell you how to provide them securely.

Confirm whether the website uses analytics or advertising cookies; if so, add a cookies section and any required consent banner. The current build sets no third-party cookies of its own.

03How we use information

  • To review your financing request and understand the transaction, your objectives, and your timing.
  • To determine whether the request fits the investment and business-purpose financing we arrange, and to route it internally — for example as an active request, an early-stage inquiry, or a request we are unable to take forward.
  • To identify potentially suitable capital providers and introduce your request to them, with your knowledge.
  • To communicate with you about the request and, where you have agreed, about related services and opportunities.
  • To maintain our relationship records, respond to your questions, and keep track of the history of a request.
  • To protect the website and our business from fraud, abuse, automated submissions, and misuse.
  • To comply with legal obligations and to establish, exercise, or defend legal claims.
  • To understand how the website is used, in aggregate, and to improve it.

05Sharing with capital providers and others

  • Capital providers. To evaluate and arrange financing, we share the information in your request — including property, financial-profile, and contact details — with prospective private lenders and capital providers we consider suitable for the transaction. They may contact you directly, request additional information or documents, and will handle your information under their own privacy practices. We will not introduce your request to a capital provider before you have submitted it.
  • Service providers. We use third parties to host the website, process form submissions, deliver email and text messages, schedule consultations, and maintain relationship records. They may process your information only to provide those services to us.
  • Professional advisors and legal requirements. We may share information with our accountants, attorneys, and insurers, and where required by law, subpoena, regulatory request, or to protect the rights, safety, and property of Ventori, our clients, or others.
  • Business transfers. If Ventori is involved in a merger, acquisition, financing, or sale of assets, your information may be transferred as part of that transaction, subject to this notice.

We do not sell your personal information, and we do not share it with third parties for their own marketing.

Confirm the “do not sell” statement against any referral-fee arrangements, and whether the sharing of information with capital providers should be described as a “sale” or “sharing” under CCPA/CPRA or other state laws.

06Security and its limits

We use reasonable administrative, technical, and organizational safeguards designed to protect the information you provide: encryption in transit, access limited to people who need it to handle your request, storage outside publicly reachable locations, automated-abuse protections, and no public display of request information.

No method of transmission or storage is completely secure. Email and text messages are not secure channels, and we cannot guarantee the security of information you send by those means. You are responsible for keeping your own devices, email accounts, and phone secure. If we learn of a security incident affecting your information, we will notify you as required by applicable law.

07Retention

We keep financing-request records for as long as reasonably necessary to evaluate and handle the request, to maintain our relationship with you, to meet legal, regulatory, accounting, and insurance requirements, and to resolve disputes. Records of your consent are kept for as long as the related communications may occur and for any period required by law. When information is no longer needed, we delete or de-identify it.

Set a specific retention period for intake records (for example, 24 months after the last activity on a request) and a documented deletion procedure, then state it here.

08Your choices

  • Access, correction, and deletion. You may ask us to show you the information we hold about you, to correct it, or to delete it. We will honor requests subject to our legal obligations and legitimate business needs, and we may need to verify your identity first.
  • Communications. You may opt out of marketing communications at any time as described in section 4.
  • State privacy rights. Depending on where you live, you may have additional rights under state privacy laws. To exercise any right, contact us using the details in section 12.

Confirm which state privacy laws apply based on Ventori’s revenue, data volume, and the states served, and whether a formal rights-request process or appeal mechanism is required.

09Third-party services

Our financing-request intake may be hosted by a third-party form provider, and consultations may be scheduled through a third-party scheduling service. When you use those services, their privacy notices also apply. Links to other websites are provided for convenience; we are not responsible for their content or privacy practices.

10Children

Our website and services are intended for business use by adults. We do not knowingly collect information from anyone under 18. If you believe a minor has provided us information, contact us and we will delete it.

11Changes to this notice

We may update this notice from time to time. When we do, we will post the revised version here with a new effective date. Material changes to how we use information already collected will be communicated as required by law.

Legal entity confirmed as Ventori LLC (public brand: Ventori Capital Group). Still to confirm before launch: the LLC's state of organization, whether to publish a mailing address, the retention period (section 7), and the effective date. Do not describe the brand as a registered DBA unless that status is confirmed.
